Reasons For An Appraisal

Here is a list of reasons you may need an appraisal:
 
1)  Purchasing/Selling A Home -- We can provide you with a third party opinion of market value.  Since we have no vested interest in what the house sells or lists for, you get a unbias opinion of value.   
 
2)  Refinancing -- Lower rates, consolidating bills, tapping into the equity of your home... Whatever your reason, you'll most likely need an appraisal.   
 
3)  New Construction -- An appraisal will show you what your home will most likely be worth when it's completed. 
 
4)  Divorce -- It's always a good idea to have an appraisal if your going through a divorce so both parties involved are aware of what the market value is. 
 
5)  Relocation -- If you have to move, then you should get an appraisal on your current home to help you make informed future financial decisions. 
 
6)  Home Improvement -- Remodeling, renovation, additions, updates; Before you do any of them you should get an appraisal so you have an idea of the effect it will have on the value of your home.  Remember, cost does not always equal value. 
 
7)  Private Mortgage Insurance Removal -- If your currently paying Private Mortgage Insurance and you think your loan is less than 80% of the value of your home, then an appraisal can help you remove the PMI, and overall lower your monthly costs.
 
8)  Liquidating An Estate -- Understand the true value of a property that may need to be liquidated and divided among seval parties.  
 
9)  Purchasing/Selling Vacant Land -- Receiving a fair price when buying and selling vacant land can be very difficult without a professional opinion.
