Union Acres

Offering the ideal balance between private property and community

 

 

Union Acres Community was founded in 1989 in the heart of the beautiful Smoky Mountains of Western North Carolina. We are located one hour west of Asheville near Cherokee in the riverside town of Whittier adjacent to Great Smoky Mountain National Park.

Our community is made up of 80 acres set aside for about 20 residential dwellings on individually-owned one to five acre lots. Seven acres of common land include woodlands, nature trails, a creek, a community center, picnic shelter, swimming pool, organic gardening space, and lovely meadow.


Union Acres is ecologically friendly, based upon principles of earth stewardship, simplicity, and wholesome living. Our stated purpose is "to live as neighbors in peace, harmony and ecological balance; to respect one another and all forms of life." We presently have about 15 households in the subdivision with others waiting to build. There is a diversity of ages, interests, and occupations among residents here. We have retired folks as well as young families with children. Occupations include teachers, nurses, medical doctors, carpenters, and more.

Neighbors come together for monthly business meetings, frequent potluck meals, workparties, birthday parties, and seasonal celebrations. We seek people who are cooperative in nature and are willing to actively participate in community affairs, work, and play.

 

MEMBERSHIP

Membership in the Union Acres Residents Association is open to all Landowners in the development. We invite new members to participate in consensus decision-making as well as our social gatherings, meetings, and work parties.

 

Members are required to contribute 6 hours of community service per month. A few examples of community service include attending Union Acres business and/or committee meetings, taking on projects or maintenance at the community center and on other commonly-owned property, or perhaps offering an interesting workshop or "play shop" for fellow residents.

 

The membership process involves providing an introductory letter about yourself and your interests, attending at least one business meeting, finding three members to sponsor your adoption as a member, and a group interview.

COVENANTS ON THE LAND

Both personal property and common land are subject to certain protective covenants such as a prohibition on the removal of more than 25% of trees on any lot, a binding agreement to garden organically, etc.

 

MONTHLY ASSESSMENTS

Each lot is subject to a monthly Assessment of $20 per lot, plus $5 per person dwelling there.  A portion of this may be bartered for work. The funds are managed by consensus of members of the Residents Association, and they are used for upkeep and improvement of the common property.

PROPERTY FOR SALE

Presently we have two properties for sale:
 
1) 5.3 acre wooded lot accessible by our  private community-maintained road, and it has underground utilities in place. This lot has a year-round creek and small falls. For sale by owner with an asking price of $15K per acre.

2) A unique 2800 sq.ft., three-story, five-bedroom, three-bath home with a large office and panoramic mountain views. In addition, the home has a basement and solar powered hot water. It is located on a 4.09 wooded-acre lot with a small amount of creek frontage. Asking price is $399K.
